The client took on a building in central Staines-Upon-Thames with a view to reconfiguring the structure into 82 high-spec residential apartments. DRG was commissioned as the main contractor and started work in November 2021.

The DRG solution

The existing building dates from 1984 and consists of 2 wings on 100-degree crank on the central core. The scheme contains duplex apartments over the ground and basement floors. On the large terraces, the build line is being brought forward under cantilevered eaves to increase the available floor area. The 18-degree pitched roof is being removed and replaced with a 30-degree pitched roof to create a new 4th floor in the roof space. The scheme also includes the installation of new lifts, which will need shafts extended to service the new 4th floor, along with the extension of all staircases.

Following strip-out and structural work, partition walls and new doors are to be installed throughout to create the individual apartments. Externally, the refurbishment will include new aluminium windows to all elevations and the drainage system throughout the basement area carefully routed. Each apartment will be completed to turnkey standard, with high-specification kitchens and bathrooms and performance flooring throughout.

The result

Viewpoint House is now home to 82 luxury apartments, In line with our carbon offsetting partnership with Ecologi, the project led to the planting of 82 Trees.
